Step 1 |
Site analysis and regulations
The initial stage in the design process is to identify the limitations and possibilities of the site.This is achieved through a detailed site analysis and coordination of relevant planning instruments.A site survey plan prepared by a registred surveyor is the first critical piece of technical information that is required in preparing a site analysis. Surveys, in general, identify boundaries and its dimensions, levels on the site, easements, and any structure and/or vegetation on the site. Council's Local Environmental Plan (LEP) and Development Control Plan (DCP) will provide the framework to which the design should work within. Building controls such as maximum height, overshadowing, scale, bulk, privacy, and floor space ratio etc. will determine and define the limitation and scope of the design. A design that meets councils development objectives and controls reduces the risk of your application being refused. |
Step 2 |
Sketch Design
Once we have received a design brief from you, we work on a schematic design. The purpose of the sketch design is to begin to get a broad idea of the overall scheme and to setout the general planning and layout of the home.These sketch designs is a starting point only. Your input and ideas are critical and are used to refine the design and layout. |
Step 3 |
Detailed design develoment
Once the design has been sufficiently developed, the home is computer modelled in 3D that can be rotated and viewed from any angle. Computer modelling provides an immediated and exciting visual feedback and is very responsive to client changes ie colours, materials and proportions The advantages of working with 3 dimensional technology is obvious and clearly a powerful communication tool. The days of a client trying to translate 2 dimensional black and white floor plans and elevations into a 3 dimensional picture are thankfully over. |

Design Documentation
We will prepare the relevant drawings required for the development application for your local council. |
